The Residence

The 1960s West Coast Modern was gutted to the studs and rebuilt to create a harmonious combination of an open and unobstructed living space, both inside and out, on a difficult site. The modern intervention occurred in 2019 and simultaneously assimilated modern zen into its original characteristics.  The Modern architectural home is on one of North Vancouver’s most beautiful streets.

Internal

Entering the property from one of North Vancouver’s most prestigious streets, the concrete driveway leads into an elevated outdoor space where extensive use of concrete to create a levelled outdoor space was evident. Its warm yet understated exterior features masonry cladding and is beautifully softened by triple-painted cedar siding.  The driveway can accommodate six cars, as well as a separate two-car garage.

The modern interventions are immediately noticeable upon entry. The large open-plan living quarters are linked by the south-facing entry, which welcomes abundant light. The living room is located in the south and west corner and has an unobstructed view of the ocean.  The living room flows seamlessly into the dining and kitchen area, which is perhaps the most interesting area of the house, cleverly designed to include a long breakfast nook sectioning off the dining area to provide a private dining experience while having extra dining space to entertain guests or a traditional breakfast nook admiring the southern view.

The wide hardwood plank continues past the living area to the three spacious bedrooms, each with its own ensuite. The 11-foot-high ceilings emphasise the vertical sense of space, which is meticulously echoed by the various views from each room.  The custom-made brass and wood door handle, the slightly recessed window seat in the second bedroom, and the open-spaced spa-like bathroom in the prime room all speak of distinct personalities.

The wooden staircase is the focal point of the room, both functional and aesthetically pleasing. The contemporary stained oak has been reconditioned multiple times to ensure a warm and natural aesthetic that complements the exterior cedar siding, which has also been extensively treated.

Mosaic wooden wall art works in concert with the exterior masonry cladding when leading to the level below. The level below has two more bedrooms, each with its own ensuite. To entertain coveted guests, the owner has currently converted an entire lower level into an entertaining space, complete with an office, theatre room, wet bar, and a second guests reception area.

External

The extensive wraparound balcony and glazing engage in a constant dialogue with the surrounding cityscape and oceanscape, providing breathtaking views from every angle. The elevated and board-formed concrete front yard is the focal point of the outdoor space, which is surrounded by mature hedges for complete privacy.  The backyard serves as a safe haven for the family, with a vegetable garden, flower bed, putting green, and enough space for any family activities.

The Neighbourhood

Prospect Road is home to some of North Vancouver’s most prestigious mansions due to its larger-than-average lot size and unobstructed view. Central Lonsdale, where the amenities are located, is only a 3-minute drive away. Highway 1 is easily accessible for any destination. The Londsdale Avenue leads to the Lonsdale Quay and the Shipyards, which are home to the popular markets and seawall.  You also have easy access to Northshore’s trails and skiing destinations for outdoor activities. The airport is only 45 minutes away.
